SUMMARY:
The real estate market is an important agent for transforming urban space, influenced by urban legislation and the economy, among other variables. The real estate production of Natal/RN, municipality in the study area, was characterized by the presence of moments of strong production and crises, which directly interfered in the decision making of the real estate developers, who, in turn, created products with different locations and typologies. These actions provoked interferences in the urban mobility of the municipality, mainly due to the proximity between the enterprises and the arterial roads. These roads, which contain large volumes of traffic, end up suffering impacts such as congestion, emission of pollutants and loss of fluidity, resulting from intensive use. The georeferencing allowed the spatialization of the undertakings, which are distributed in a heterogeneous manner, but with a significant concentration around the arterial roads, given that about 93% of all verticalized residential buildings in Natal/RN are at most 500 meters from the arterial pathways. Thus, it is concluded that urban planning should provide for the location of these developments in order to better take advantage of the road infrastructure without compromising urban mobility.
