SUMMARY:

Vila de Ponta Negra is the original nucleus of the neighborhood of Ponta Negra, located in the southern part of the city of Natal-RN and which, until the 1980s, consisted essentially of farmers and fishermen. With the tourist refunctionalization of the neighborhood, from that period onwards, the Vila has been undergoing changes in terms of its use and occupation. There is the emergence of new commercial equipment, services and demand for housing by new residents with a higher income standard, becoming coveted by the real estate market. There is the beginning of a process of verticalization in the neighboring areas of the Vila from 2000 and later the diffusion of horizontal closed condominiums. The tourist urbanization (Mullins, 1991) has been intensifying, causing changes in the form and content (Santos, 2002) of the Village. The objective of this work is to understand the spatial processes resulting from the dynamization of the real estate market in Vila de Ponta Negra/Natal after the expansion of tourist activity. This research departs from a theoretical-methodological foundation guided by the Harvey-Lefebvrian perspective to discuss the social reality in Vila de Ponta Negra from the dialectical method. The research is made up of a quantitative and qualitative nature and characterized in an exploratory-descriptive way, mainly because it sought to dedicate an overview of the spatial processes in the Vila de Ponta Negra. After bibliographical research, a documentary research will be carried out in government agencies, such as, the Secretariat of Environment and Urbanism of Natal (SEMURB); State Department of Tourism (SETUR/RN); Municipal Secretary of Tourism (SETUR/Natal); Brazilian Institute of Geography and Statistics (IBGE), as well as existing community associations in Vila de Ponta Negra and the Construction Industry Union/RN (SINDUSCON/RN). The field research will include interviews with representatives of the community, the public sector, the civil construction industry and real estate agents, in addition to photographic records. A historical series of maps will be prepared, from google earth, to identify the expansion of urbanization in the village after the development of tourism in the neighborhood of Ponta Negra, in the south of Natal.
