RESUMO:

The present work seeks to contribute to the debate about the emergence process of the urban space in the present time, based on the performance of agents related to the real estate sector. Thus, the main objective is to analyze the performance of real estate agents in the process of production of Macaíba’s urban space, located in the Metropolitan Region of Natal (RMN). Reflecting the context of the expansion of real estate, which has taken place over the last few decades, it is observed that RMN has become the privileged space for the accomplishment of the agents’ actions, who are linked to this sector, constituting the main responsible medium for the expansion of the metropolitan urban fabric these days. Observing Macaíba’s urban space, one can see the importance that these agents have for its organization, but also how the real estate industry has been appropriating this spatial area, turning it into an object of constant appreciation and differentiation. Over the last decades, enterprises of the most diverse sizes have been implemented in Macaíba, both in urban areas and urban expansion areas, as well as in the rural ones. In this sense, the research seeks to answer the following question: In what way have the agents of the real estate sector contributed to the reproduction process of Macaíba’s urban space? The hypothesis defended here refers to the fact that the performance of the social agents linked to the real estate sector in Macaíba has contributed to the redefinition of the way in which its urban fabric is structured. This is a process that has contributed to the formation of densification areas that are characterized by the physical discontinuity in relation to the consolidated urban fabric and in some cases are poorly articulated. The analysis was grounded on the concept of space production, considering the theoretical contributions elaborated throughout Henri Lefebvre’s various works and discussed by other authors as well. Equally fundamental in the discussion are the concepts of urbanization, urban space, social production agents, real estate sector, land income and urban land appreciation. The methodological procedures, applied up to this stage of the research, were: bibliographical research, aiming at the construction of the theoretical and conceptual reference of the research;  field research, carried out in some municipalities of RMN and in the areas of Macaíba’s urban expansion, aiming to identify the areas where the real estate dynamics has more intensively occurred; documentary research and secondary data collection.
